economic uncertainty?
We have developed an investment niche and
strategy by first monitoring the specific cycles in local markets destined for
long-term growth, and determining when those depressed markets will recover and
experience growth. We then carefully identify and
negotiate purchase, at depressed prices and on favorable terms, of properties
most likely to be absorbed by that growth within an acceptable timeline.
We concentrate our efforts on undeveloped land in emerging
markets evidencing likely continued growth trends, analyzing various relevant
indicators, including individual property characteristics, entitlement and
development cost and supporting public infrastructure (such as
transportation, schools, jobs, shopping and quality of life). Value is then
enhanced through engineering, zoning and other entitlement activity to create
residential lots and commercial parcels attractive to and ready for development
by a wide range of homebuilders and shopping center developers.

create a pattern of generating exceptional returns to its financial
participants.
