* IRR and other financial performance schedules for MGC do not
include results for 2009 and following years, as MGC believes: (1)
that period includes extraordinary occurrences resulting from an
extraordinary economic cycle; and (2) scheduling that data for that
period would skew inception-to-date results, making it difficult to
properly evaluate MGC performance. Since 2008, MGC’s portfolio, like
that of many similar portfolios, experienced various changes,
including: loss of properties, cessation of funding by financial
partners, and restructuring of financial participations and loans.
